It's a lot better than the old days when everything was on paper. But, we've even been able to improve on e-mail with how you receive your report with this website.
Everyone knows how frustrating it is to lose a file. Or have you ever had an attachment blocked because of the file size? We have the technology to overcome those problems, too. When we deliver an appraisal through this website, the client gets a link sent to their email to retrieve the PDF. So, at that point, it doesn't matter if all the extra photos and maps in the report result in a large file that would normally be blocked by e-mail. And the download link is good for 90 days. So if anything happens to the file, you can log back in here and retrieve it again - saving you time, since we won't even need to run back to the computer.
Digital Workfile Technology
It would probably be easier if appraisers could never have to think about an assignment again after writing and giving it to the client. But one of the purposes of an appraisal is as a legal document outlining the condition of a property on a specific date. Therefore, appraisers need to keep their reports for 5 years, allowing them to recall any appraisal at any time to either defend the valuation or to be used in other legal proceedings.
